BROCKWAY, Placer County — Owners seeking new short-term rental permits in Brockway and other eligible North Tahoe Fire Protection District areas should budget for a separate fire defensible-space inspection.
The district’s 2026 permit guidance lists a $204 inspection cost-recovery fee, plus a 3.5 percent credit-card processing fee. The fire department performs the exterior defensible-space review, while Placer County short-term rental staff handle the separate interior fire and life-safety inspection. The district says this charge is collected directly by the fire agency rather than included in the county’s general short-term rental application fee.
The inspection is performed after the property is prepared and when snow has cleared enough to examine exterior conditions. Applicants are directed to a rolling appointment calendar and should not expect a guaranteed appointment on a chosen day. Failed inspections may involve a reinspection and additional work to comply with standards.
What local residents should know
Property owners should verify whether their exact parcel falls in this district and consult both Placer County and the fire district before renting. Applicable zoning, occupancy, fire and tax rules are distinct requirements.
